home inspections – racket?

So I got the report for the home inspection of the city house. The buyer — or the buyer’s realtor — orders the inspection and they get the report first. It’s then sent to the seller’s (ME!) realtor who then provides the report for agreement to repair.

At first, I was a little pissed at the items included.

The first item on the report was the need for a roof cricket. It’s a box thing that goes on a roof for wide chimneys for drainage. In almost 40-years, there’s not been a roof leak near the fireplace. There was no evidence of a previous leak in the attic either. What was included in the report was a couple vendors I could call.

Next, the half bath has a fan but it vents into the attic instead of outside. That’s bad because the sink and toilet produce so much humidity. Whatever! There were a couple electrical notes that were for the most part valid — except that the screws connecting the door to the electrical box should be replaced. Again, local contractors were listed.

My blood pressure was pegged but the girls weren’t worried.

Next within the report was a big concern that the fireplace had been blocked off and chimney sweeps couldn’t clean it. Well… I dropped over $3k for professional installation of the largest ventless gas logs available and proper installation of them. The installation included running a new gas line, and blocking off the flue to prevent needless loss of air. I have it serviced every year.

Evaluating the list again, I felt lucky.

There are a few things here I was prepared to get dinged on. Like the door from the utility room to the garage that opens out over stairs (not code) and that also has a floor vent installed in the bottom of it (carbon monoxide anyone?). But no! Just a couple valid things and a bunch of junk.

And finally, I found out that the appraiser that’s coming next Tuesday is one that always comes back with low home values. My realtor had two homes in the past week that came back short. One that was sold for $640K appraised for $525K.

That gives me a whole new reason to worry. I just want this to be over.
